FREQUENTLY ASKED QUESTIONS


WILL IT BE DUSTY?
Yes, the demolition process will be dusty. We do have “dust limiting” equipment, though. We will provide and install drop sheets and tape to minimise the spread of dust throughout the work area. Also, we perform a thorough vacuum of the work area upon completion.


DO I NEED TO EMPTY MY CUPBOARDS?
No. We suggest taping the joins with masking tape to limit the dust finding its way into your cupboards.



WILL DUST DAMAGE MY APPLIANCES/FURNITURE?
We utilise “dust limiting” equipment where possible, however, it is good practise to cover these belongings, if they cannot be removed from the immediate work area.



DO YOU REMOVE RUBBISH?
The choice is up to you.



DO I NEED TO REMOVE FURNISHINGS OR APPLIANCES?
Yes, we need the work area to be clear. This would include relocating any furniture, appliances, pictures, etc. Make sure that there is adequate room for us to move throughout the property.



DO I HAVE WINDOWS AND DOORS CLOSED OR OPEN?
If possible, we like to keep all external windows and doors open to assist in ventilation and to possibly provide a dust removal draft. All internal doors, however, are closed and taped up along the joins to minimise the spread of dust.



WILL IT BE NOISY?
Yes, it will be a noisy process. It’s best to advise your neighbours that this work will be taking place.



HOW LONG WILL IT TAKE AND WHEN CAN YOU DO IT?
We will be able to give you an approximate indication of the time involved to perform each job. As demolition contractors, who do this work daily, we can generally give you an accurate time. As a general guide for tile removal, we remove between 50-75m² of floor coverings, or a bathroom and a kitchen in one 8-10 hour shift.


WILL THE FLOOR BE SMOOTH?
The finish of the floor will be dictated by the quality of the sub flooring, but in most cases, the answer is yes.


CAN YOU GRIND THE GLUE FROM OUR TIMBER FLOOR BOARDS?
Yes. When we are removing existing flooring on a timber sub-flooring, we can remove, then grind to bring the flooring back to good condition. We will also remove glue from timber floor boards and in most cases floors can be sanded and polished by a professional tradesman, with minimal preparation.


CAN YOU REMOVE TILES FROM WALLS?
Rendered walls: - tiles will be removed with a jackhammer and then, if necessary to provide a flat surface for re-laying, the walls can be grinded.


Villaboard walls: - tiles are removed with hand tools and/or a jackhammer. In some cases the entire villaboard will need to be removed.



SHOULD I LAY MY NEW FLOOR COVERINGS OVER THE TOP OF THE CURRENT FLOOR COVERINGS?
Most professional floor layers will not lay over existing flooring due to potential problems (eg: height transitions to other floor coverings, shaving of doors to fit within smaller height, movement of original floor coverings (cracks or repairs)). Warranties will usually not be supplied due to unknown workmanship on original floor covering layer. In the past, we have seen customers save money by laying over existing flooring only to have a problem arise and then needing us to remove both the existing and the new layer (costing double the original price). Do it right the first time!


CAN THE SUB-FLOOR BE DAMAGED?
Due to the explosive nature of jackhammers and grinders, the timber flooring or slab underneath (the sub-floor) can be damaged, though not common. All care is taken and with our extensive experience, this possibility is minimised greatly.



WILL THE PRICE CHANGE?
A firm quote is given in most cases, however, if you inaccurately measure the area, or the floor is on a biscuit/screed base, or a double layer of floor coverings is found upon commencement, then small additional charges will apply.


I HAVE A HARD WIRED OVEN. WHAT WILL YOU DO WITH THAT DURING THE KITCHEN REMOVAL (OR FLOOR REMOVAL) PROCESS?
In most cases electrical hard wired ovens have enough length on the electrical cable to allow for the oven to be (in the case of a wall oven) placed on the floor or (in the case of a floor standing model) moved around to enable us to complete our work. If required, we can organise the services of an electrician to disconnect the oven.


DO TILES COME UP EASILY?
Our prices are not per hour, so regardless of how hard or easy the removal process is, our price remains firm. With our extensive range of equipment and specialised techniques, then this difficult process can look easier than it actually is!


DO YOU LAY FLOOR COVERINGS?
Whilst we do not lay, our experience in the industry has allowed us to deal with professional layers and suppliers which we would be happy to refer to you.


WHAT IF THERE IS A SECOND LAYER OF TILES?
An additional charge applies for the second layer which is made up of the extra labour required to remove the floor coverings and the additional rubbish removal costs.


IF ACCESS IS LIMITED, WILL IT COST MORE?
Sometimes a surcharge applies for limited access areas. This price will be included in your firm quote.
